Do landlords need an EICR?
Yes. Since June 2020, all landlords in England must have an Electrical Installation Condition Report (EICR) carried out at least every 5 years. You must provide a copy to tenants before they move in and to the local authority on request. Failure to comply can result in fines up to £30,000.
What happens if my EICR fails?
If the report is 'Unsatisfactory' due to C1 (danger present) or C2 (potentially dangerous) defects, you must complete remedial work within 28 days and have the installation re-tested. Sparky can arrange both the initial EICR and any follow-up work.
Do I need smoke alarms in my rental property?
Yes. Since October 2022, landlords must install smoke alarms on every storey with a living room or bedroom, and carbon monoxide alarms in rooms with a fixed combustion appliance (like a gas boiler). Alarms must be tested at the start of each new tenancy.
How much does an EICR cost?
A domestic EICR typically costs between £120 and £350 depending on property size. A 1-bed flat starts around £120-£180, while a 4+ bed house can cost £250-£350. HMOs are more expensive due to additional circuits and fire alarm systems.
Can I use any electrician for landlord compliance work?
The regulations require a 'qualified and competent person'. This means someone registered with a competent person scheme like NICEIC, NAPIT, or ELECSA. All electricians on Sparky are qualified and verified.
What is the penalty for not having an EICR?
Local authorities can issue fines of up to £30,000 for non-compliance. They can also arrange for an inspection themselves and recover costs from the landlord. From 2026, penalties are expected to increase to £40,000 under the Renters' Rights Act.
