The Electricity at Work Regulations 1989 require all electrical systems in workplaces to be maintained to prevent danger. BS 7671 (IET Wiring Regulations) sets the technical standards. How often should fire alarms be tested?
Weekly: activate one call point and check the panel responds. Monthly: test a different zone each month. Six-monthly: full maintenance check by a competent person. Annual: full system test and inspection per BS 5839-1. All tests must be logged.
How often does emergency lighting need testing?
Monthly: brief function test (flick test) to confirm each luminaire works. Annually: full rated duration test (typically 3 hours) to verify battery backup. All tests must be recorded per BS 5266-1.
Do mixed-use buildings need separate electrical inspections?
Yes. The commercial and residential parts of a mixed-use building typically have separate electrical installations and require separate EICRs. The commercial elements fall under the Electricity at Work Regulations, while residential units need landlord EICR compliance every 5 years.
What is planned preventative maintenance for electrics?
PPM is a scheduled programme of regular inspections, testing, and maintenance designed to prevent electrical failures before they happen. It typically includes periodic EICRs, thermographic surveys, fire alarm and emergency lighting testing, and RCD testing. A good PPM schedule reduces emergency callouts and extends the life of electrical installations.
