Are letting agents responsible for EICR compliance?
The legal obligation sits with the landlord, but letting agents managing properties on their behalf often coordinate the inspections. If you're managing the property, it's in your interest to ensure compliance — non-compliance can result in fines up to £30,000 for the landlord, and potential negligence claims against the agent.
What electrical checks are needed between tenancies?
At minimum, check that the EICR is still valid (within 5 years). Test all smoke and CO alarms. Visually inspect sockets, switches, and the consumer unit for damage. If the outgoing tenant reported any electrical issues, get them inspected before the new tenant moves in.
Do letting agents need to provide EICR copies to tenants?
Yes. The landlord (or their agent acting on their behalf) must provide a copy of the EICR to new tenants before they move in, and to existing tenants within 28 days of the inspection. A copy must also be provided to the local authority within 7 days of a request.
What happens if remedial work is needed after an EICR?
If C1 or C2 defects are found, remedial work must be completed within 28 days (or sooner for C1 — danger present). The installation must then be re-tested. Sparky can arrange both the remedial work and the follow-up inspection.
Can I book electricians for multiple properties at once?
