What electrical safety checks do landlords need?
Since July 2020, landlords in England must have a valid EICR (every 5 years), working smoke alarms on every floor, and a CO alarm in rooms with solid fuel appliances. From October 2022, CO alarms are also required in rooms with gas appliances. Non-compliance can result in fines up to £30,000.
How much should I budget for electrical compliance per property?
Budget approximately £200-£300 per property for an EICR and £80-£150 for smoke and CO alarm installation. For a typical 2-bed rental, total compliance costs are usually £280-£450. Factor this into your annual maintenance budget.
Can I do the electrical safety checks myself?
No — EICRs must be carried out by a qualified and competent electrician, ideally registered with an approved scheme like NICEIC or NAPIT. Landlords can install battery smoke alarms themselves, but mains-wired alarms must be fitted by a qualified electrician.
What happens if I do not have a valid EICR?
Local authorities can issue a remedial notice requiring you to obtain an EICR within 28 days. Failure to comply can result in fines of up to £30,000 per property. You must also provide a copy of the EICR to tenants within 28 days of the inspection.
