How much does it cost to rewire a house in the UK?
A full rewire typically costs £2,500-£4,500 for a 2-bed flat, £3,500-£5,500 for a 3-bed semi, and £5,000-£8,000+ for a 4-5 bed detached house. London prices are 20-40% higher. These costs include first fix (cables), second fix (sockets/switches), a new consumer unit, and Part P certification.
How long does a full rewire take?
A typical 3-bed house takes 5-8 working days. Larger properties or occupied homes may take 7-12 days. The work is done in two phases: first fix (running cables through walls/floors/ceilings) and second fix (fitting sockets, switches, and light fittings). There is usually a gap between phases for plastering.
Do I need to move out during a rewire?
It is not essential but strongly recommended. During a rewire, the electricity is off for extended periods, floorboards are lifted, and there is significant dust. If you stay, the electrician must work room-by-room which takes longer and costs more. Budget an extra 15-25% for an occupied rewire.
What is Part P and do I need it?
Part P of the Building Regulations covers electrical safety in dwellings. Any notifiable electrical work (including a full rewire, new circuits, or consumer unit replacement) must be either done by a registered electrician (NICEIC, NAPIT, etc.) who self-certifies, or inspected by Building Control. The certificate is needed when selling the property.
How do I know if my house needs rewiring?
Signs include: old round-pin sockets, fabric-covered cables, a fuse box with rewirable fuses (no MCBs or RCDs), frequent blown fuses or tripped breakers, burning smells, or an EICR with C1/C2 codes. Houses wired before 1980 should be inspected. Properties over 40 years old almost certainly need rewiring.
