Survey and circuit planning

The electrician assesses the consumer unit for available capacity and spare ways. They calculate the total load based on the room size and heating mat wattage (typically 150-200W/m²) and specify the correct cable size, MCB rating, and RCD protection.

Thermostat location and cable route

The thermostat position is agreed — usually on a wall near the door at standard switch height. A cable route is planned from the consumer unit to the thermostat location, and from the thermostat down to floor level where the cold tail of the heating mat connects.

Heating mat or cable layout

The heating mats or loose cables are laid out across the floor area by the floor installer, following the manufacturer's spacing and layout guidelines. The electrician may assist with positioning to avoid damage during installation. A floor temperature sensor is embedded in the screed or adhesive between heating runs.

Electrical connection

The cold tail from the heating mat is connected to the thermostat. The floor sensor is wired to the thermostat sensor terminals. The supply circuit from the consumer unit is connected to the thermostat supply terminals. All connections are made with the correct torque settings.

Testing and commissioning

The heating circuit is tested for insulation resistance (before and after floor covering is laid), earth continuity, and correct operation. The thermostat is programmed and the floor sensor calibrated. The full circuit is tested to BS 7671 standards and an EIC is issued.

What's involved

Electric underfloor heating uses thin heating mats or loose cables embedded beneath the floor finish to provide radiant warmth from the ground up. The system is connected to a dedicated circuit at the consumer unit and controlled by a programmable thermostat. Electric UFH is ideal for bathrooms, kitchens, and conservatories — spaces where warm floors make the biggest comfort difference. The electrical installation covers the circuit from the consumer unit, thermostat wiring, and connection of the heating mats or cables.

Electric underfloor heating requires a dedicated circuit with correctly rated protection at the consumer unit. The heating mats carry mains voltage and are installed beneath floor tiles or other coverings — any wiring fault is inaccessible once the floor is laid. The thermostat connection, floor sensor wiring, and circuit protection must be installed by a qualified electrician. Work involving a new circuit from the consumer unit is notifiable under Part P of the Building Regulations.

How long does it take?

Electric underfloor heating mats must be tested for insulation resistance before the floor covering is laid, and again after installation is complete. A damaged mat beneath tiles is extremely difficult and expensive to repair. Your electrician will record test results at each stage.

Never cut, shorten, or overlap heating cable. The cable is manufactured to a specific resistance — altering its length changes the wattage and can cause overheating and fire. If the mat is too large for the room, the excess must be returned to the manufacturer.

The thermostat must include a floor temperature sensor to prevent overheating. Without a floor sensor, the thermostat relies only on air temperature and may allow the floor to reach temperatures that damage certain floor coverings (particularly engineered wood and laminate, which have maximum temperature limits of 27°C).

Part P of the Building Regulations (Approved Document P)

A new circuit from the consumer unit for underfloor heating is notifiable electrical work. It must be carried out by an electrician registered with a competent person scheme, or inspected by Building Control.

The underfloor heating circuit must comply with the Wiring Regulations, including circuit protection, cable sizing for the load, and the requirements for floor heating systems (Section 753 covers embedded heating systems).

What to expect

Electric UFH is best suited to smaller rooms — bathrooms, en-suites, and kitchens — where the running cost is manageable. Heating a large living room electrically is significantly more expensive than a wet (water-based) UFH system connected to a boiler or heat pump. Discuss with your electrician whether electric UFH is the right choice for your room size.
The heating mat or cable is typically supplied by a specialist (Warmup, ThermoSphere, Devi) and laid by the tiler or floor installer, not the electrician. The electrician handles the circuit, thermostat, and connection only. You may need to coordinate two trades.
Floor build-up is minimal with electric UFH — heating mats are only 3-4mm thick and sit in the tile adhesive layer. This makes electric UFH ideal for retrofit projects where floor height is limited. Loose cable systems are slightly thicker (embedded in a levelling compound) but offer more flexible layouts.
Running costs depend on electricity tariff, room size, insulation, and usage hours. A typical 4m² bathroom costs approximately £20-30 per month to heat for 4-6 hours daily at average UK electricity rates. A programmable thermostat with timer control keeps costs manageable.

Frequently asked questions

Is electric underfloor heating expensive to run?
For small rooms (bathrooms, en-suites), running costs are modest — approximately £20-30 per month for a 4m² bathroom heated 4-6 hours daily. For larger rooms, costs are significantly higher than gas central heating. Electric UFH is best used as supplementary heating for comfort rather than whole-house primary heating.
Can electric underfloor heating go under any floor type?
Electric UFH works under tiles, stone, vinyl, laminate, and engineered wood. However, different floor coverings have different maximum temperature limits. Tiles and stone conduct heat best and have no temperature limit. Engineered wood and laminate typically have a 27°C maximum — the thermostat floor sensor enforces this limit.
Do I need insulation boards under the heating mat?
Insulation boards are strongly recommended, especially on ground floors or above unheated spaces. They prevent heat from being lost downward and improve warm-up time by up to 50%. On upper floors above heated rooms, insulation is less critical but still improves efficiency.
What happens if the heating cable breaks?
A break in the heating cable means the entire mat stops working. Locating and repairing the break usually requires lifting the floor covering — which is difficult with tiles. This is why pre-installation testing is essential. Most manufacturers offer 15-25 year warranties on their heating cables. Use a thermal imaging camera to locate breaks without removing the entire floor.
Can I install electric underfloor heating in a bathroom?
Yes — bathrooms are the most popular room for electric UFH. The circuit must have 30mA RCD protection (as with all bathroom electrical work). The thermostat must be mounted outside the bathroom zones, typically on the landing wall adjacent to the bathroom door.
Does the electrician install the heating mat?
Typically no. The heating mat or cable is laid by the tiler or floor installer as part of the floor preparation. The electrician installs the circuit, thermostat, and makes the electrical connections. You will need to coordinate both trades — the electrician visits before (first fix: circuit and thermostat back box) and after (second fix: connections and commissioning) the floor installer.
