How it works

1

Design consultation

The electrician discusses your requirements — number of lights, positions, switching arrangements, and dimming preferences. They assess the existing circuit capacity and plan cable routes through the ceiling void.

2

First fix (cable routing)

Cables are run through the ceiling void from the switch position to each light point. For downlights, the electrician ensures adequate spacing from joists, insulation, and other services. Junction boxes or loop-in connections are installed as needed.

3

Cutting and preparation

Holes are cut for recessed downlights using a holesaw. Fire-rated downlight housings are fitted where required (any ceiling that forms a fire barrier). Surface fittings are mounted with appropriate fixings for the ceiling type.

4

Second fix (connection)

Each fitting is connected to the circuit. Dimmer switches are wired at the switch plate — the electrician confirms compatibility between the dimmer module and the LED drivers. Two-way or intermediate switching is wired if lights are controlled from multiple positions.

5

Testing and commissioning

The complete circuit is tested for continuity, insulation resistance, polarity, and earth fault loop impedance. Dimmer operation is verified across the full range. All fittings are checked for correct operation and secure mounting.

What's included

Lighting design consultation and circuit planning
Supply and installation of light fittings (downlights, pendants, or surface mounts)
Cable run from switch to each light point
Dimmer switch installation and LED compatibility check
Fire-rated downlight housings where required
Intumescent covers for downlights penetrating fire barriers
Switch plate replacement or relocation
Circuit testing to BS 7671 standards
Minor Electrical Installation Works Certificate or EIC as appropriate

What's involved

Lighting installation covers everything from replacing a single pendant fitting to a full room redesign with recessed downlights, dimmer controls, and LED conversion. The electrician plans the circuit layout, runs cables through the ceiling void, cuts holes for downlights or mounts surface fittings, and connects everything to a properly rated lighting circuit. Modern LED lighting dramatically reduces energy consumption while improving the quality and control of light in your home.

Lighting circuits operate at 6A and use 1.0mm² or 1.5mm² cable — different from socket circuits. Incorrectly wired lighting causes flickering, overheating, and fire risk, particularly with recessed downlights where heat dissipation and fire-rated housings are critical. Work in bathrooms and outdoors is notifiable under Part P. Even in other rooms, modifications to lighting circuits must comply with BS 7671 to be safe and insurable.

How long does it take?

2-4 hours for a simple pendant swap or like-for-like replacement. A full day for a room of 6-8 recessed downlights with dimmer switches. Multi-room installations or complex switching arrangements may require two days.

Regulations & safety

Safety notice

Recessed downlights generate heat even with LED lamps. Fire-rated housings with intumescent covers must be used wherever the ceiling forms a fire barrier between floors. Non-fire-rated downlights in these ceilings compromise the 30-minute fire resistance required by Building Regulations.

Bathroom lighting must be IP-rated for the zone in which it is installed — IP65 minimum for Zone 1 (above the bath or shower), IP44 for Zone 2 (within 0.6m of the bath or shower). All bathroom circuits must be RCD-protected.

Not all LED lamps are dimmable, and not all dimmers are LED-compatible. Using an incompatible combination causes buzzing, flickering, and premature failure. Your electrician will confirm compatibility before installation.

Part P of the Building Regulations (Approved Document P)

Lighting work in bathrooms (zones 0, 1, and 2), kitchens, and outdoors is notifiable. New lighting circuits anywhere in the home are also notifiable. The work must be carried out by a registered electrician or inspected by Building Control.

BS 7671:2018+A2:2022 (IET Wiring Regulations)

All lighting installations must comply with the Wiring Regulations, including circuit protection (6A MCB), cable sizing, and the specific requirements for bathroom zones (Section 701).

BS 476 / BS EN 1365 — Fire Resistance

Where downlights penetrate a ceiling that acts as a fire barrier (most ceilings between floors), fire-rated housings must be used to maintain the fire integrity of the ceiling. Intumescent covers are required above the fitting.

What to expect

Downlight installation in a ground-floor room with a bedroom above means cutting holes in a fire barrier ceiling. Fire-rated downlight cans (£8-15 each) and intumescent hoods are essential — this adds to the cost but is a Building Regulations requirement, not optional.
Older properties with lath-and-plaster ceilings are harder to work with than plasterboard. Cutting downlight holes in lath-and-plaster often causes cracking around the opening. Your electrician may recommend surface-mounted alternatives if the ceiling is fragile.
If you want multiple switching zones (e.g., kitchen downlights on three separate circuits for cooking, dining, and accent), this requires more cable runs and a more complex switch plate. Plan this before the electrician starts — adding zones after first fix is expensive.
LED conversion from halogen downlights is usually straightforward, but some older transformers are not compatible with LED lamps. The electrician may need to replace 12V transformers with LED drivers or convert to mains-voltage GU10 fittings.

Frequently asked questions

How many downlights do I need per room?
A common guideline is one downlight per 1.2-1.5m² of floor area for general lighting. A 4m x 4m room (16m²) typically needs 10-12 downlights in a grid pattern. Your electrician can advise on spacing and positioning for even light distribution.
Can I replace a pendant light with downlights myself?
Replacing a pendant with a single new pendant on the same circuit is a simple like-for-like swap. However, converting from a pendant to multiple downlights involves running new cables, cutting holes, and potentially adding a new circuit — this should be done by a qualified electrician.
Do LED downlights really save money?
Yes. A 50W halogen GU10 replaced with a 5W LED GU10 saves about £7 per bulb per year at average UK electricity rates. A room with 10 downlights saves approximately £70 per year. LEDs also last 25,000-50,000 hours compared to 2,000 hours for halogens.
What is the difference between warm white and cool white?
Colour temperature is measured in Kelvin (K). Warm white (2700-3000K) gives a cosy, yellowish light similar to a traditional bulb — best for living rooms and bedrooms. Cool white (4000K) is brighter and crisper — suited to kitchens and bathrooms. Daylight (6500K) is very bright and blue-toned.
Can I dim LED lights?
Only if both the LED lamp and the dimmer switch are compatible. Look for lamps labelled 'dimmable' and use a trailing-edge (LED) dimmer switch rather than an old leading-edge dimmer. Your electrician will specify compatible combinations.
Do I need fire-rated downlights?
Yes, wherever the ceiling forms a fire barrier — typically any ceiling between floors in a house or flat. Fire-rated downlights maintain the 30-minute fire resistance of the ceiling. Ground-floor ceilings with no room above (e.g., a bungalow) may not require them, but fire-rated housings are still considered best practice.
